Real estate is a very influential segment of our economy, as we discovered after the real estate bust of 2007. It seems that when the real estate market is flourishing, the economy flourishes, and when the real estate market crashes, the economy also crashes. There are many industries tied to the success or failure of the real estate market.

With a real estate license, you can sell many types of real estate, including residential, commercial, industrial, agricultural, and even businesses. Your real estate license also allows you to manage real estate for absentee owners.

It takes knowledge and understanding of all aspects of the real estate transaction, from marketing homes you list to negotiating contracts to understanding the role of appraisers, home inspectors, and closing agents. Real estate licensees must move a customer or client from the beginning to the end of the transaction understanding all the possible issues that could occur along the way.

Another area of real estate that some find fascinating is land development and construction. Land development and construction is a specialty area that requires additional knowledge and understanding. Subdivision development requires local approval of a subdivision plat map and other hoops a developer must go through before construction begins.

The local, State and federal governments all play essential roles in real estate. We will walk you through how each plays a role in our real estate market.

The National Association of REALTORS© is one of the largest trade associations in the world. They help protect consumers and REALTORS© by introducing and lobbying for legislation that enhances our industry. Many real estate licensees are members of this association. You will also learn about other professional organizations that may help you become more proficient in your business.

Objective

This course, Business Ethics, is a mandatory requirement by the State of Florida as part of your 14 hours of continuing education. A licensee must complete this three-hour course every two years. In addition to this state-mandated requirement, REALTORS® must complete a National Association of REALTORS® Code of Ethics Course every two years.

We will discuss the differences between ethics, morality, and the law. Business ethics are presented with examples of companies that operated unethically. Our culture is faced with tough ethical questions that we will take a look at. An examination of the REALTOR® Code of Ethics will be presented. And finally, we will look at five cases to discover whether the business was operating ethically or not.

Format

This course includes four lessons and each lesson will include a brief introduction to the information that will be presented.

Within each lesson, to enhance your learning, you will find video shorts on topics to clarify points of interest or explain a difficult topic. We will also include practical examples to help you better understand the topic. Practice questions will be found after many of the topics to allow you to feel confident that you have grasped the information being presented. We will include actual Florida statutes and administrative rule numbers allowing you to look up the actual laws or rules on the topic that you should be familiar with. You will also find web links to important pages to allow you to research deeper into the subject material.

To successfully pass the course, you must pass a course exam, that includes 10 questions, with an 80 percent or better score. Once you pass, you will be given a certificate of completion. If you fail, you will be able to take the exam again right away. Once you pass, your successful completion of this course will be reported to the state.
